Job Announcement: Senior Project Manager

The New Orleans Neighborhood Development Collaborative is seeking a Senior Project Manager to lead our 50 unit HOPE VI Homeownership project. This person will be responsible for managing an approximately $5 million dollar budget, coordinate a team of contractors and interact with the Housing Authority and other development partners on a regular basis. NONDC is seeking an individual who is committed to neighborhood revitalization and who can offer innovative solutions to impact positive change. Our primary focus is the Central City neighborhood of New Orleans, but in the upcoming years we will branch out to work in the Lower Garden District and Irish Channel. NONDC is dedicated to the vitality and stability of the neighborhoods we work in. While the primary role of the Senior Project Manager will be the HOPE VI project, we expect this person to explore development opportunities for the organization including commercial development, low-income housing tax credit deals, owner occupied rehab programs and façade improvements. This position is critical to our overall neighborhood revitalization strategy and will have a great influence in the direction the organization takes in the future.

Primary responsibilities of the Senior Project Manager will include:
• Responsible for reporting project status and updates key stakeholders.
• Responsible for pulling together estimates on all projects assigned, presenting the estimates to the NONDC Board, community stake holders and at times the general public.
• Raise issues to management at the appropriate time in the project life cycle to avoid and / or minimize the impact of Scope creep, Timeline extensions, and Budget overages.
• Reporting to management through regular status reports to accurately portray the progress and status of their projects.
• Responsible for project planning, site acquisition, feasibility analyses and other predevelopment & development activities under the direction of Senior Management.
• Will assist in the refinement and management of the overall property development plan and project budget including a 50 unit HOPE VI homeownership project and a smaller scale Neighborhood Stabilization Program (NSP 1) development.
• Support design development, selection of housing contractor and housing construction oversight.
• Prepare draft materials and oversee mixed-finance closing of project.
• Assist in providing public information and present development plan with supportive service agencies and neighborhood.

Desired Knowledge and Skills:
• Familiarity with U.S. Department of Housing and Urban Development (HUD) programs, such as the Community Development Block Grant and HOME Investment Partnership
• At least five years professional work experience in government, housing, urban planning, or other related field OR an advanced degree (i.e., Master's degree, J.D., Ph.D., etc.) in public policy, urban planning, or other related field is a plus.
• Minimum 1 year project management experience in physical development
• Minimum 1 year experience supervising one or more employees
• Experience speaking to groups and making presentations
• Knowledge and understanding of issues affecting urban communities (i.e., affordable housing, foreclosure, etc.)
• Considerable oral and written communication skills
• Proficient in using Microsoft Office software (including MS Project, Word, Excel, and PowerPoint)

Salary Range: $50,000 to $65,000
