The New Orleans Neighborhood Development Collaborative seeks a Mortgage Originator for our Homes Sales efforts.

NONDC Homeownership Mortgage Originator Responsibilities:

Marketing, Outreach & Recruitment – Homeownership Staff will create and implement outreach, recruitment, and marketing plan. Staff will host and attend regular community events to inform and recruit individuals interested in becoming homeowners. This position will also be responsible for creating relationships with area employers, nonprofit service providers and banks with the aim of establishing a pipeline of potential buyers. Along with the Home Sales Manager, staff will make appointments with potential clients to view current NONDC homes available on the market.

Assessment & Screening – Homeownership Staff will assess each applicant's qualifications and financial readiness to determine whether applicants are currently mortgage ready or may require credit counseling and/or homeownership training.

Individual Credit Counseling and Case Management – Homeownership Staff may provide applicants with individual credit counseling and develop a credit fitness plan to assist clients in becoming mortgage ready . Staff will maintain regular communication, tracking, and monitoring of individual progress.

Homebuyer Training Courses – Homeownership Staff will place qualified individuals into approved first-time homebuyer courses and monitor progress to completion. NONDC has a partnership with Neighborhood Housing Services (NHS) to provide 12 hour homebuyer training courses at a cost of $35 per household. NHS recommends that individuals pay this cost themselves as part of their own commitment and investment in the program. Clients of our program will be at liberty to choose their own certified course provider.

Mortgage Qualification and Loan Product Selection –In conjunction with our Home Sales Manager, Homeownership Staff will assist qualified clients to identify suitable lending institutions and work with program members to qualify or pre-qualify for a mortgage.

Home Selection and Closing ¬- Homeownership Staff will assist individuals who are mortgage-ready to identify a suitable NONDC house, secure and close on an appropriate mortgage product, including accessing mortgage assistance funds from HANO, FANO, IDAs and other sources; collect necessary documentation from client and work with individuals until closing; and work with our HOPE VI Project Manager to coordinate government approval for sales and subsidies.

Post-Purchase Counseling – Homeownership Staff will provide post-purchase follow-up services including financial counseling and homeownership responsibilities.

Program Monitoring – NONDC Executive Director will oversee all homeownership activities with the assistance of a 3rd party home counseling consultant who will evaluate program effectiveness and program staff performance. Regular comments and recommendations will be made to improve the overall program performance.
